Remodelling the exterior of the existing house

This proposal to an existing dormer bungalow involved the re-fresh of the building exterior and extension to the front elevation, the rear elevation, and the enlargement of the roof with a full width dormer in lieu of the existing smaller unit. Ordinarily permitted development might cover some of these additions, however in this instance 3-4 permitted development items once combined subsequently required planning.
A rear dormer with volume under 50m3. This is the permitted limit for a detached house.
A rear/side connecting extension with wrap around glazing which was within limits.
A porch slightly higher than PD limit thanks to matching the existing eaves and roof pitch.
A roof volume (once factoring the extension) slightly above volume limits.
Render and cladding over brick which is arguably not PD either.
As usual B3architectural expertly navigated the planning process, gaining an approval in 16 weeks. Slightly lower than usual with the local authority citing COVID as the delay. An important approval, nonetheless.
