2 New Build Efficient homes and garage in coal mining area

This project was undertaken by Bruce Johnson under the guidance of Smytheman Architectural. The brief was to provide RIBA Stage 04 ‘Technical Design’ for two house units and a detached garage on a tricky site which had poor ground drainage, land contamination and coal mining issues.
Insulated Concrete Frame (ICF) wall construction was opted for by the two self-builder brothers (the clients) and an AMVIC System was designed.
In addition to the Technical Design an extensive application was submitted to gain approval of details reserved by a condition. The original planning permission had 18 conditions many of which required coordination with structural engineers, drainage designers and ground condition specialists.
